Site location and description

The property measures 2562.34 sqft (238sqm) and is located 5.1 miles (approx.) to the Southeast of Leeds City Centre in the area of Rothwell. The property is situated between 2 football pitches used by Rothwell Town AFC and benefits from a car parking area to be used in common with Rothwell Town AFC.

Access

The property is accessed from Sixth Avenue, Rothwell.

Planning

Use of the property is restricted to a ‘community centre with changing rooms’. A prospective tenant wishing to occupy the property for any other use shall be required in to enter into an ‘Agreement for Lease Conditional on Change of Use Consent’, prior to occupation.

Outgoings

The tenant would be responsible for repairing and insuring the interior of the property and paying all other outgoings including utilities, rates and waste collection fees.

All gas, electricity and water costs would initially be paid for by the council and re-charged to the tenant by way of a service charge. The council would be responsible for insuring the structure of the building and this cost would be recovered through the service charge.

Rent

The annual rent will be £12,800 per annum.

Rateable value
